Since 1996 all landlords have a legal obligation to have a gas safety inspection carried out at their properties at least every 12 months. This is to ensure that all gas appliances and pipework are in safe working order. To comply with the regulation the following must be checked:

• Appliance Gas pressures and flame picture
• The operation of safety devices
• Satisfactory ventilation
• The effectiveness and visual condition of the flue.

However, just because a safety check has to be done that does not automatically mean that the appliance has been serviced. We at Champion Gas will service all appliance incorperation with issueing a landlord safety inspection certificate to insure all your gas appliances are safe and working effectively for you and your tenant.

A recent case proved that by simply carrying out the annual inspection does not keep an appliance safe. This Landlord had the annual inspection carried out but did not have the boiler serviced.

We not only carry out these inspections on rented property but private homeowners are now requesting them as well. We regularly now carry out these inspections as part of a house purchase and with the introduction of The Sellers Pack in 2007 we anticipate that they will become very commonplace for vendors.
